DELAWARE, Ohio (WCMH) — Another round of homes for 55-and-older residents is set to be built as part of a Cleveland-based real estate company’s 270-acre Delaware development.
Delaware’s planning commission recommended approval on April 2 for section three of the “Four Seasons at Addison Farms,” a retirement community within the sprawling Addison Farms development. Plans call for the third section to include 49 single-family lots across 12.41 acres on Four Seasons Loop and Apsley Court.
The Four Seasons’ first section is under construction directly to the east of the third, while the second section is being built east of Merrick Boulevard. The initial sections received approval from the planning commission in May 2023. Watch a previous NBC4 report on the Four Seasons at Addison Farms in the video player above.

Once completed, the first section will also include 49 single-family homes on 29 acres along Heritage Boulevard, Aldersgate Drive and the Coldstone Court cul-de-sac. The second section will include 45 single-family homes on 11 acres along Beacon Bay Avenue and Aldersgate Drive.
Previous Four Seasons’ plans show that a 2.45-acre community recreation area is being constructed on the site, including a residents-only clubhouse with a swimming pool, dog park, shuffleboard area, fire pit and pickleball courts. The site will also be home to four ponds and nearly 19 acres left for open green space, with 0.8 of an acre dedicated to a public park.
The Four Seasons neighborhood also borders Addison Farms’ townhome section. The commission recommended approval of that plan in January 2024, which calls for 76 townhomes to sit within 12 six-unit buildings and one four-unit building. In May last year, the commission approved the construction of 70 more townhomes.
Other neighborhoods being built within Addison Farms include 139 single-family homes to be built in two sections, with 73 homes on 17.25 acres and 66 homes on 17.78 acres. The development will also feature more than 280 apartment units across 45 single-story buildings. To the south of Addison Farms, the company is also aiming to build 72 single-family homes across 22 vacant acres in a development called “Rutherford Acres.”
